Outside, there is a rear garden with lawn, gravel, patio, furniture, hot tub with Jacuzzi jets, and private driveway parking. Woodlands area with outdoor pavilion seating and picnic area. One well-behaved dog is welcome. Please note this is a smoke-free property. WiFi, fuel, power, starter pack for woodburning stove, bed linen, and towels are all included in the price. There are a few steps up to the ground-floor bedroom. There is no door between kitchen and utility. Note: There are steps down to the garden. Note: The garden is not enclosed. Dogs are not allowed in any carpeted areas, or any bedrooms (including ground-floor bedroom) and not allowed upstairs, dogs must be supervised at all times. Garden is fenced off from the stream, but children must be supervised. Woodland accessed via gate and small bridge. Children must be supervised at all times in the woodland area and dogs are not permitted. This property can only accept bookings starting on a Monday or Friday. This property has a good housekeeping bond of GBP 250.

All prices are inclusive of the booking fee.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
